Square footage alone is not enough. Concrete, siding, decks, roofs, and pavers have different production rates. Heavy mildew, rust, oil, and poor access slow the job down.

Do not ignore setup and tear-down
Connect hoses, fill tanks, test equipment, protect plants, move furniture, and clean up. These tasks are real labor. Include them in travel/setup cost or increase the estimated hours.
Quote the outcome, not just the square footage
Customers buy a clean surface, not a pressure setting. Describe the included surfaces, expected result, exclusions, and any risk of pre-existing damage. Charge separately for restoration or delicate surfaces.
